We will work out how much you can afford to borrow so you can search for the right properties. We will provide you with a mortgage in principle so you can place an offer on a property. We will complete your mortgage application for you. We will then keep you updated every step of the way until you receive your mortgage offer and then your keys!

A mortgage in principle, also known as decision in principle and agreement in principle is when a lender will credit score you and provide you with a certificate to say that, ‘in principle’, they would lend you a certain amount.

We charge a broker fee based upon your individual circumstances and the complexity of your case which will be agreed at the outset. A typical fee is £395 and is only charged when your mortgage application has been approved and you have been issued with a mortgage offer.

How much you can borrow is based on how much you earn and what your financial commitments are ie, what you pay out for loans, hire purchase and credit cards etc. We will carry out an affordability check for you based on your income and outgoings and advise you on how much you can borrow.
The minimum deposit needed for a residential purchase is 5% at the moment dependant on your credit profile.
We work with many clients who have bad credit to obtain them a mortgage. If someone has bad credit this does not necessarily mean a “no” in obtaining a mortgage. We would need to look at your credit file and then advise you depending on your circumstances. Click on the link “credit file” to obtain your credit file. We can then have a look at it for you and advise accordingly.
